Asphalt Paving Budget Tips for Property Managers

June 8, 2022

Property management is an intense job that needs strict planning, budgeting, assessments, and evaluation. Asphalt paving and maintenance can be expensive. However, you save some money by following these asphalt saving budget tips.

Hire Reputable Asphalt Contractors

You need to hire only reputable asphalt contractors for asphalt paving needs. It would help if you asked for recommendations from friends and colleagues. You can also do thorough online research. Remember to check online reviews. Select companies that only have a majority of positive reviews.

It is advisable to do your due diligence. Ensure that the company you finally select is licensed and insured. The company also needs to have a solid team with all the necessary equipment to work on the project.

It is the only way to save costs because the job will get done correctly and adequately. Reputable asphalt contractors will ensure you get professional advice and services.

Consider the Longevity of Asphalt

When you get a quotation, you may feel like a new asphalt surface is too expensive. As a property manager, you may decide to put the project aside or look for a less costly alternative. However, it would be best to consider the benefits and longevity of asphalt.

Your paved asphalt may last for over a decade if you hire professional contractors for installation and maintenance. After proper installation, you will not incur high costs for an extended period.

Make Time for Periodic Site Inspections

Periodic site inspections will save you a lot of money and time. However, for it to work, you need to have a plan. Ensure that you develop a plan of when you would like to have the periodic site inspections. You could do them monthly, quarterly, or semi-annually.

It is advisable to do the checks quarterly to note any puddles, small cracks, or anything that makes the paved area look bad. When you discover these issues early, you get the chance to do repairs or replacements before they turn into significant problems. Remember that the bigger the case, the more expensive it gets to do repairs.

Invest in Preventative Maintenance

Preventative maintenance helps avoid risks or future concerns. One of the preventive measures that you can embrace is the seal coating. It is recommendable to do seal coating after every two or three years. It extends the lifespan of the asphalt.

After some time, you may realize that the asphalt pavement has some hairline cracks due to aging. The remedy is the seal coating. It makes the pavement look good and well maintained.

Seal coating also hinders oxidation. Oxidation is detrimental to the pavement because it makes it brittle. Brittle pavements can easily crack. Lastly, it saves you money because it extends the lifespan of the asphalt pavement.

Another preventative maintenance tip to consider is filling all visible cracks. Sealing the cracks prevents the penetration of water, which eventually gets to the base of the pavement. Water penetration damages the pavement and reduces its life span.

Consider Routine Maintenance

As a property manager, you need to plan for some routine maintenance to ensure the asphalt is in good condition throughout the year. Professional contractors should be able to guide you through the essential customary practices.

Hire people to sweep and clear the pavement regularly as routine maintenance. It keeps the pavement clean and free of any debris. It also becomes easier to notice any cracks during regular maintenance.

Furthermore, it also helps if you regulate vehicles that use the pavement. When heavy trucks constantly use the pavement, they cause damage. You could hire people to divert incoming heavy trucks or put signage that keeps away any heavy tracks.

Asphalt paving is important in constructing and maintaining roads, driveways, and parking lots. It is a low-cost, long-lasting material that withstands heavy traffic and extreme weather conditions. But a few common mistakes can be made when paving with asphalt, leading to a weak surface that only lasts for a short time. Here are some of the most common blunders to avoid when paving with asphalt. Inadequate Base Preparation The asphalt surface will probably crack and get holes over time if it is not leveled or packed down well. The base must be excavated to a specific depth and width before the asphalt can be laid. The base material should mix crushed stone, gravel, and sand to provide a stable and long-lasting foundation for the asphalt. Then, this material should be leveled and pressed down with a roller to make a smooth, stable asphalt surface. Using the Incorrect Asphalt Mix The asphalt mix is made by mixing asphalt cement with a certain amount of aggregate, such as crushed stone, gravel, or sand. The ratio of aggregate to asphalt cement will change based on how the surface will be used and how much traffic it will get. When the wrong mix is used, the surface becomes weaker and more prone to cracking and damage. A mix that is too heavy on aggregate and too light on asphalt cement, for example, will not provide enough stability and will crack under heavy traffic. A mix that is too heavy on the asphalt cement and too light on the aggregate, on the other hand, will be more prone to rutting and deformation. Not Properly Compacting the Asphalt After laying the asphalt, it should be compacted with a roller. Compacting the asphalt removes air pockets and ensures a smooth and stable surface. Asphalt that has not been properly compacted is more prone to cracking and shifting. Compaction should be done in multiple passes, beginning with a light pass to remove any air pockets, followed by heavier passes to ensure a smooth and stable surface. The installer should move the roller slowly to ensure the asphalt is properly packed. Leaving the Asphalt Unsealed Sealing the asphalt will protect it from the elements and extend its life. A seal coat is a thin layer of asphalt that is poured over the asphalt. This liquid asphalt layer will shield the surface from water, oil, and UV rays. If the asphalt is not sealed, it is more likely to crack and be damaged by water, oil, and UV rays. The seal coat should be applied a few months after asphalt installation to let the asphalt fully cure. Not Using a Professional Asphalt Contractor Hiring a contractor who isn't qualified or doesn't have enough experience can lead to bad work, a weak surface that doesn't last long, and even expensive repairs or complete repaving. However, a professional contractor will know how to prepare the foundation, use the right mix, pack down the asphalt, and seal it. Working with a professional contractor ensures all permits and inspections are in place and that the work is done according to local rules and codes.
